Best Value Property in Edinburgh

Where would you say is the best value property area in Edinburgh at the moment, must have rental potential. Any areas scheduled for public investment or new transport links etc.?

Agree, around Moredun too...Edinburgh Royal Infirmary and new Sick Kids Hospital arriving soon. Plenty doctors and nurses will be looking for accommodation possibly. Properties are relatively cheap compared to a lot of other areas around Edinburgh.

Move out to one of the town's with a station served by the boarders railway.

I'll add Danderhall to my previous post then. Railway,Park &Ride,ERI,Sick Kids.

Rental is all about condition and amenities. You could spend ?250K on a 2 bedroom is Bruntsfield and get ?1,500pm in rental or ?110K for a 1 bedroom around the shore in Leith, do it up to a high standard and get ?850pm in rental. A 10% appreciation in both will give you a bigger return for the former, but as a percentage of outlay, the second is the better option. IMO, you have to think about the areas that will outperform in terms of appreciation. The trams will eventually go to Leith, and that makes it attractive. The south and west has very little development land left, it is already expensive, but there are pockets like Tollcross, Polwarth/Harrison Park that have ever improving amenities and I think will appreciate faster than average. Some people mentioning the South East wedge. The problem is that there is nothing there and there are to be thousands of new builds over the next few years which will suppress existing values - and they really have to invest in amenities. Think about what you would want from a rental - and go for that.

In edinburgh I'd say places like sighthill etc, cheaper to buy but the rental income is still good. Outside I'd say Queensferry or Fife, good transport links and again cheaper to buy with decent rental yields.

Tollcross, Stockbridge, Bruntsfield, Marchmont, Newington, Dalkeith Road, Leith are all area that, despite maybe a higher cost in purchasing somewhere, you wouldn't have any trouble letting it out.

I left my house in Inverkeithing and was drinking Guiness 28 minutes later in the Theatre Royal.

I didn't realise Inverkeithing was so bad that it would drive people to drink! :lol:

 

I'd say Stenhouse - It doesn't have the best reputation but I've been there since 2004 and we rarely see anti-social behaviour.

 

Right on route for the bypass, M8, we have a tram stop, buses to all sorts of places nearby etc...

Stenhouse.

 

When I was living in Edinburgh I did up 3 houses in Stenhouse which were either sold for a profit or rented out for students by the client.

 

Anywhere there are University Campuses the price goes up.

I would suggest somewhere between the Royal Infirmary/Sick Kids and the new film studios they are building at Straiton.

Christ Smithee, what you doing to me. I had to read through hat lot just to find out what my post was about (it was nearly a year ago :lol:) was only responding to someone saying move out of town to a place served by the borders railway.
